Windsong Ranch is preparing for its final residential phase: about 290 new homesites on 96 acres near Teel Parkway and Parvin Road. Here is what Prosper buyers should know.

Quick answer: Windsong Ranch is preparing for its final residential expansion after Tellus Group acquired 96 acres at the southeast corner of Teel Parkway and Parvin Road. The new tract is expected to add approximately 290 homesites across from Moseley Middle School. For buyers, this creates another opportunity to purchase new construction in one of Prosper's best-known master-planned communities—but builders, lot sizes, pricing, release dates, and school assignments still need to be confirmed as plans move forward.

After more than a decade of growth, Windsong Ranch is entering an important final chapter. The planned addition will extend the community's residential footprint while using amenities and infrastructure that have already made Windsong one of the most recognizable neighborhoods in Prosper.

What was announced at Windsong Ranch?

Tellus Group recently acquired 96 acres for the final residential phase of Windsong Ranch. The property is located at the southeast corner of Teel Parkway and Parvin Road, across from Moseley Middle School, and is expected to accommodate about 290 new homesites.

This is significant because the land represents the final residential piece of the community's long-range plan. Windsong welcomed its first residents in 2014. Since then, it has grown to more than 3,300 single-family homes across approximately 2,030 acres in Denton and Collin counties.

These figures come from the original development report and currently available community information. They may change as engineering, platting, builder agreements, and construction move forward.

Why does the final phase matter to buyers?

New-home opportunities become more limited as a mature master-planned community approaches completion. This final phase could give buyers a future path into Windsong without relying only on resale inventory or the remaining homesites in existing sections.

It may also appeal to buyers who want a newer home while still benefiting from an established community. Windsong already has resident programming, parks, trails, pools, fitness facilities, schools, and gathering spaces in place. That is different from buying into an early-stage development where major amenities may still be years away.

The tradeoff is timing. A land acquisition and homesite announcement do not mean finished homes are immediately available. Roads, utilities, plats, builder assignments, model homes, and sales releases generally come in stages. Buyers should treat this as an early planning opportunity until Tellus Group and participating builders release property-specific details.

What amenities are already open at Windsong Ranch?

Windsong Ranch dedicates more than 600 acres to green space, trails, and parks. Its signature feature is the five-acre Crystal Lagoon, which opened in 2019 and was the first Crystal Lagoon in North Texas. The community also offers pools, fitness spaces, sports courts, trails, and year-round resident events.

The amenity network has continued to grow alongside the homes:

  • The Lagoon offers white-sand beaches and water recreation.
  • The Commons serves as a central recreation and gathering hub.
  • The Bridge, which opened in 2023, includes a lake, amphitheater-style space, outdoor workout areas, parks, and gathering areas.
  • The Court House is nearing completion and is planned to include five covered pickleball courts, four uncovered courts, and a fenced picnic area.

That established amenity base is one of the strongest reasons buyers compare Windsong with other Prosper neighborhoods. Still, buyers should confirm which amenities are open, which are under construction, and whether any fees or access policies apply when they purchase.

What is still unknown about the 290 new homes?

The announcement establishes the acreage, approximate homesite count, and location, but many buyer-level details have not yet been released. Before assuming the new phase fits your plans, wait for confirmation of:

  • The participating builders and available floor plans
  • Lot widths, lot depths, and premium homesites
  • Starting prices and estimated all-in budgets
  • Sales-release and construction timelines
  • HOA dues, transfer fees, and any special assessments
  • Design guidelines and exterior requirements
  • Exact school assignments for each address

Those details can materially affect both the purchase price and the monthly cost of ownership. If you are considering new construction, review my guide to buying a new home in Prosper and Celina before visiting a sales office.

Which schools will serve the new phase?

The new acreage sits across from Moseley Middle School, but proximity to a campus does not guarantee an attendance assignment. Prosper ISD boundaries can change as enrollment grows and new schools open.

Buyers should verify the exact address through the district's official boundary tools before signing a contract. My Prosper ISD schools guide explains the district and links to its current attendance-boundary resource.

How does this fit into Tellus Group's growth around Prosper?

Windsong Ranch remains Tellus Group's largest established community in Prosper, but it is not the developer's only active project in the area. Tellus is also developing Mirabella, a gated Prosper community planned for 288 homesites near University Drive and Custer Road, and Mosaic, a 760-acre master-planned community in Celina that is served by Prosper ISD.

For buyers, the three communities represent different stages and styles of development. Windsong offers a mature setting with major amenities already operating, Mirabella is a newer gated Prosper option taking shape, and Mosaic offers newer construction in Celina with Prosper ISD schools and an extensive amenity plan. Comparing them should include more than the age of the homes: location, school assignment, amenities, builder choices, lot dimensions, taxes, HOA costs, and construction timing all matter.

Should you wait for the new Windsong homesites?

Waiting may make sense if Windsong is your clear first choice, you prefer new construction, and your move date is flexible. It may not make sense if you need to move soon, want certainty on price, or find a resale home that already fits your priorities.

A practical approach is to watch the final phase while also comparing current Windsong listings and nearby communities. That keeps the future release from becoming your only option.
