Which McKinney New Construction Neighborhoods Are in Prosper ISD?
Explore Aster Park, Highland Lakes and Eliana, three McKinney new-home communities marketed in Prosper ISD, and learn how to verify schools for your exact homesite.
Quick answer: Aster Park, Highland Lakes and Eliana are three McKinney new-construction communities marketed as being served by Prosper ISD. They are useful places to start if you want a McKinney address and a home within the district. This is a verified starting shortlist, not a complete list of every available new home.
The important distinction is that a city name is not a school district boundary. A McKinney address does not automatically mean McKinney ISD, and a home near a Prosper ISD campus is not necessarily assigned to it. Before you choose a lot, verify the property with the district for the school year that matters to your move.
McKinney new-home communities to start with
Aster Park
Aster Park is a new-home community in McKinney whose official community and builder information identifies Prosper ISD. Toll Brothers is one builder currently marketing homes there.
If Aster Park interests you, compare the actual builder section and homesite rather than treating the entire community as one product. Floor plans, included features, lot dimensions, available inventory and completion schedules can differ. A model home can also include upgrades that are not part of the advertised base price.
Ask for the school information for the specific lot, then confirm it with Prosper ISD. Community-level marketing establishes a starting point, not a guarantee of your elementary, middle or high school assignment.
Highland Lakes
Highland Lakes is another McKinney new-home community marketed in Prosper ISD. Taylor Morrison's community fact sheet identifies the district, and Pulte also markets homes in Highland Lakes.
For buyers comparing new construction, this makes Highland Lakes worth reviewing alongside Aster Park. Start with your budget, preferred floor plan, homesite and move-in timing; then compare what is included in each builder's offer.
Rather than relying on an older school list in a brochure, confirm the applicable attendance boundaries directly with Prosper ISD. A school assignment shown when a neighborhood first opened may not be the assignment when your home is completed.
Eliana
Eliana is a newer master-planned community on McKinney-addressed homesites near the Highway 380 corridor, with convenient access to Prosper, and it is one of the largest current new-construction options marketed within Prosper ISD. Three builders are selling there now:
- Perry Homes markets its "Eliana 50'" section with homes from about 2,100 to 3,600 square feet, starting in the $620s.
- Southgate Homes markets nine floor plans on 60-foot lots from roughly 2,928 to 4,471 square feet, starting from $689,900.
- M/I Homes markets its Reserve Series there, with floor plans reaching over 3,800 square feet and advertised pricing that has started in the $500s.
Community marketing describes amenities including a resort-style pool, basketball and pickleball courts, a shaded playground, walking trails and outdoor gathering areas. Builders' school lists currently name Reeves Elementary and Walnut Grove High School, but their middle-school listings differ — Perry Homes lists Rogers Middle while Southgate lists Bridges Middle — which is exactly why the middle-school assignment for your specific lot should be confirmed with Prosper ISD rather than assumed from any builder page.
Because three builders sell in the same community, pricing, included features and incentives can vary significantly between sections. Compare the builders side by side before choosing a homesite, and confirm the school assignments and any special-district taxes for the exact lot and school year.
Which McKinney communities should not be assumed to be in Prosper ISD?
Several recognizable McKinney communities have different school districts. Their official community or builder information identifies:
- Painted Tree: McKinney ISD.
- Erwin Farms: McKinney ISD.
- Trinity Falls: McKinney ISD.
- Willow Wood: Melissa ISD.
- Estates at Stacy Crossing: Frisco ISD.
These communities may still be worth comparing if you are open to other districts, but they should not be added to a Prosper ISD shortlist simply because their address says McKinney. If a listing claims a different district, resolve the discrepancy for that exact address before moving forward.
What about established McKinney neighborhoods in Prosper ISD?
A neighborhood can be in Prosper ISD without still offering active builder inventory. Robinson Ridge, for example, is identified as Prosper ISD on Megatel's community page, but that page reports no homes available. The Grand Homes Wilmeth Ridge inventory pages reviewed for this article show sold homes rather than available new construction.
That does not mean a new home could never become available there. It means an older community page or a sold listing is not enough to promise current new-build options. Resales, remaining lots and active builder homes are different searches.
How to verify schools before buying a new build
- Get the exact property details. Ask for the street address, lot and block, and community phase. If the address has not been assigned, ask the district what information it needs to identify the homesite.
- Check the official district boundaries. Use Prosper ISD's attendance-boundary information rather than a city map or a general listing label.
- Confirm every school level. Verify the elementary, middle and high school assignments directly with the district for the applicable school year.
- Ask about future changes. New campuses and enrollment growth can change attendance zones. Today's assignment is not a promise for every future year.
- Keep the verification with your buying documents. Recheck if your construction schedule moves into a different school year.

Compare more than the school district
Once you have verified Prosper ISD membership, compare the full cost and practical fit of the home. Ask for current HOA dues, property-tax estimates, any MUD or PID charges, lot premiums and upgrade costs. My MUD and PID guide explains why those items deserve their own review.
Also compare the builder's estimated completion date, inspection opportunities, warranty terms and financing incentives. Drive the routes you would actually use for work, school and everyday errands rather than assuming two McKinney communities will feel equally convenient.
Frequently asked questions
Which McKinney new construction neighborhoods are in Prosper ISD?
Aster Park, Highland Lakes and Eliana are three currently marketed examples supported by official community or builder information. Verify your exact lot with Prosper ISD; this article is not an exhaustive inventory list.
Is Painted Tree in Prosper ISD?
Painted Tree's official school information identifies McKinney ISD, not Prosper ISD.
Does a McKinney address mean McKinney ISD?
No. School district boundaries do not follow mailing addresses. Parts of McKinney are served by Prosper ISD, so check the specific property.
Can my new home's school assignment change?
Yes. Attendance zones can change as enrollment grows and new campuses open. Confirm the applicable school year and do not treat a builder's school list as a permanent assignment.
